All sealer is not the same. The quality of asphalt sealer can vary. There are many inferior products on the market today. The products we use are of the highest quality and are applied according to manufacturer specifications. An inferior product will result in a poor quality job.

For best results, we recommend no vehicle traffic for 48hrs after completion of the work. It is safe for foot traffic after 24hrs after completion of the work.

No. It is not necessary for anyone to be present while the work is taking place. It is important that pets do not have access to the area being worked on.

We accept checks. An invoice will be mailed to you and payment (by check) is requested net 10 days. Our crews are not permitted to take payment for services performed.

All objects should be removed by the property owner before the scheduled work can take place. If you are unable to remove these items without help, please notify us by calling our office prior to the scheduled start date and we would be glad to help.

Dry pavement is needed to sealcoat asphalt. Rain that occurs after the sealer has dried will help the curing process and is not a concern.

Garage doors that rest directly on the asphalt should be raised 1ft. above the pavement while the work is taking place and until the sealer dries - about 2 hours.

Generally, vehicles must be out of the garage and off the pavement in early morning of the scheduled work day. You will be notified in advance what day your asphalt work will take place. We request that any vehicles parked on the street must be at least two car lengths away from the entrance of the drive. This will give us ample space to work.

Sealcoating is an essential aspect of protecting your investment, and it can add years to the life of your asphalt. In addition, it provides protection from the damaging effects of the sun, rain, snow, road salt, freeze/thaw cycle, vehicle traffic, oil spills, etc. Sealcoating restores and beautifies your property. Lack of regular asphalt maintenance will dramatically shorten the life of the asphalt.

We recommend sealcoating one year after the installation of new asphalt pavement. This allows new asphalt time to cure properly. Sealer should be applied a minimum of every 2 to 3 years from that point forward.

It takes the sealer 30 days to fully cure. Twist marks and tire marks may appear but will dissipate with time. It is important that you keep your vehicle in motion while making sharp turns into the garage or parking space.

"Only if the sealer has not had ample time to dry. It generally takes 2 hours after completion of the work for the sealer to dry but can sometimes take longer if the pavement is in dense shade. Rain can actually help the sealer to cure. During hot weather, we recommend that the asphalt be watered down with a gentle flow from a garden hose to speed up the curing process. This should only be done after the fresh sealer is completely dry. *We are very careful to study the weather forecast to try and avoid sealcoating when there is a threat of rain."

Evaporation marks may sometimes look like �swirl marks� and can appear after it rains or after watering down the asphalt with a garden hose. These marks are temporary and will disappear over time.

No. While we use high-performance, quality products, the sealer will not be thick to the point of eliminating a rough surface. Unfortunately, no sealer has this ability. The products we use will help to protect and beautify the pavement.

No. Once a crack has developed in the asphalt, it cannot be eliminated. Our goal is to seal the cracks (1/4? and larger) to protect the foundation of the pavement from the damaging effects of moisture. Most asphalt requires annual crack sealing.

These cracks are common on the surface of the asphalt even after regular maintenance and do not contribute to the deterioration of the pavement. They are caused by extremes in temperatures during the summer and winter months

Line striping can make parking lots safer and improve the curb appeal of a property. The parking lot is the first thing a customer see's when going to your location. It may also improve the functionality of your parking lot which can give customers a more positive experience.

We use fast dry paint that will dry within 5 minutes of being put down. Cars can then drive right over them. Scuff marks may appear on fresh lines but will go away with rain and time.

Yes, if the parking lot is sealcoated we can create a new layout for your lines to either direct traffic accordingly or maximize parking spaces.

Handicaps must have a blue back around them if there is no handicap sign in the ground. If there is a handicap sign in the ground then the parking stall only needs the handi man himself without a blue backing.

It will be quite obvious when the lines need to be re-striped as they will fade and be harder to see then normal. Every 2-3 years this could occur as moderate to high traffic will cause them to fade.
