Sealcoating is an essential aspect of protecting your investment, and it can add years to the life of your asphalt. In addition, it provides protection from the damaging effects of the sun, rain, snow, road salt, freeze/thaw cycle, vehicle traffic, oil spills, etc. Sealcoating restores and beautifies your property. Lack of regular asphalt maintenance will dramatically shorten the life of the asphalt.
Most asphalt requires annual crack sealing. For best results, sealcoating the entire driveway/parking lot generally should be done every other year. This can vary depending on the age of the asphalt, consistency of past maintenance, and severity of past weather conditions - snow, ice, standing water, etc.
We recommend sealcoating one year after the installation of new asphalt pavement. This allows new asphalt time to cure properly. Sealer should be applied a minimum of every 2 to 3 years from that point forward.
